Demaco started as a startup in living room and has gradually grown into an established company with a holding structure. Today, we focus on the development, investment, construction, and management of industrial and commercial real estate, while also building our own in-house design, engineering, and energy capabilities. This allows us to think about projects in a broader context and maintain control over multiple key parts of the entire process.
We are not only a developer and investor, but also a general contractor — meaning that what we design and prepare, we also deliver ourselves. As a family business, we take direct responsibility for every project, its quality, and its long-term value. Tomáš Budař
Founding partner of Demaco, construction management
Tomáš Budař is a founding partner of the investment and development group Demaco and is responsible for construction management and end-to-end delivery across projects. Since the company’s inception, he has shaped its ability to deliver industrial projects on a Design & Build basis, with a strong focus on quality, cost efficiency, and full control over the delivery process.
At Demaco, he oversees both the preparation and execution of projects—from defining technical solutions and coordinating design documentation, through contractor selection and management, to construction delivery and handover to clients. A key element of his approach is systematic work with the contractor network and the ability to optimise both design and execution to meet technical as well as economic requirements.
He has more than 20 years of experience in construction, development, and property management across Central Europe. He has been involved in the delivery of large-scale industrial and logistics projects for international manufacturing and logistics companies, both on greenfield sites and in the transformation of existing industrial assets.
Before founding Demaco, he worked at IBM, where he contributed to the development of a global service centre in Brno, and later at CTP, where he held senior management roles responsible for construction and project development across multiple countries in the region.
At Demaco, he promotes an approach based on personal responsibility, technical precision, and direct control over the contractor network, enabling efficient project delivery without unnecessary intermediaries.

Jaroslav Kaizr jr.
Founding partner of Demaco, business development and asset management
Jaroslav Kaizr Jr. is a founding partner of the investment and development group Demaco, responsible for business development and asset management across the group. He is involved in shaping the company’s strategic direction, developing business opportunities, and managing relationships with tenants, banks, and investors.
At Demaco, he focuses on identifying and structuring new projects, defining their commercial framework, and driving long-term value across the portfolio. His approach combines deep knowledge of the industrial real estate market with a strong emphasis on efficient capital deployment and long-term sustainability.
He has more than 20 years of experience in industrial and logistics real estate across Central Europe. During his career, he held senior positions at Cushman & Wakefield, CTP, and Savills, where he was responsible for business development, leasing, and asset management of large-scale portfolios across the region.
He is a member of RICS (Royal Institution of Chartered Surveyors). He also lectures at the University of Economics in Prague, where he founded and academically leads an MBA programme focused on real estate development, investment, and valuation (MBARE).
He has contributed to the development of numerous industrial parks and projects for international manufacturing and logistics companies. At Demaco, he promotes a partnership-based approach built on a deep understanding of client needs and the ability to translate business requirements into functional and deliverable solutions.

Zdeněk Raus
Partner, CFO
Zdeněk Raus is a partner and CFO of the investment and development group Demaco, responsible for the group’s financial management, including financing, capital management, taxation, and accounting. He is also involved in shaping the company’s strategic direction and long-term financial stability and growth.
He has over 20 years of experience in financial management within real estate development and asset management, particularly in the industrial and logistics sector. Throughout his career, he has managed financing for development projects and existing portfolios worth several billion euros across the Czech Republic and Central and Eastern Europe.
He began his career at KPMG in audit, working with commercial and industrial clients, including those in real estate. He later spent more than ten years at CTP, where he held senior finance roles focused on financing, liquidity management, acquisitions, and investments across the CEE region.
He has been involved in key financial transactions, including large-scale portfolio refinancing, bond issuances and the company’s IPO. Today, he leverages this experience in structuring financial frameworks and managing capital at Demaco.
At Demaco, he promotes a disciplined approach to financial management, transparency and the ability to structure projects to ensure long-term sustainability and bankability.

Lenka Kaizrová
Associated attorney
Lenka Kaizrová works as an Associated attorney for the Demaco group, where she has long been involved in providing legal support for key projects across the entire group. Over the years, she has taken part in some of the most complex transactions and developments, particularly in the areas of acquisitions, construction, and leasing of industrial real estate.
Her legal practice focuses primarily on real estate law, contract law, and commercial and corporate law. Within Demaco projects, she specialises in structuring contractual relationships, managing legal risks, and implementing effective legal solutions that reflect the complexity of individual projects.
She has more than 10 years of experience in legal practice. After graduating from the Faculty of Law at Masaryk University in Brno, she began her professional career in Prague and passed the bar exam in 2015.
Throughout her career, she has provided legal services to a number of international clients, assisting them primarily in English. During her studies, she also completed a one-year academic stay at the Faculty of Law of Université Paul-Cézanne Aix-Marseille III in France.
At Demaco, she brings the ability to resolve complex legal matters within demanding projects and translate them into practical, functional, and deliverable solutions.

Jaroslav Kaizr sr.
Senior property & energy manager
Jaroslav Kaizr Sr. works at Demaco as Senior property & energy manager, responsible for overseeing property management and facility management across the group’s industrial parks. He is also in charge of local distribution systems (LDS) and energy management, including their operation and further development.
Within Demaco, he also contributed to the development of the Budova.online system, which serves as a tool for property management and the digitalisation of processes across client and partner portfolios.
He has more than 50 years of experience in project preparation, construction, and property management. After graduating from the Czech Technical University in Prague, he has been involved since 1971 in the delivery of numerous major industrial developments, including the Tušimice II, Prunéřov, Počerady and Mělník power plants, the Slovnaft refinery in Bratislava, and the Kaučuk Kralupy industrial plant.
Throughout his career, he also held top management positions — as CEO of Hutní Montáže Ostrava, he managed large-scale industrial technology projects. Later, he worked as Project and Property Manager for the Nová Karolína office development in Ostrava for Passer Invest.
At Demaco, he brings a combination of deep technical expertise and a practical approach to property operations, complemented by systematic energy infrastructure management and a focus on improving the efficiency of managed assets.

Petr Smejkal
Project manager
Petr Smejkal has been working at Demaco as a Project manager since the company was founded and is one of the key team members shaping project management and delivery across the group. He contributed to the creation of the dmc construct technical standard and continues to be actively involved in its further development and improvement.
At Demaco, he is responsible for managing projects during both the preparation and construction phases — from coordinating project documentation and selecting contractors, through communication with authorities, to the construction itself and final handover to users. A key part of his role is coordinating collaboration between all project participants and ensuring the smooth progress of construction.
He has more than 15 years of experience in project and construction management. After graduating from the Faculty of Civil Engineering at Brno University of Technology, he began his professional career at CTP, where he gradually advanced to an independent Project Manager role and participated in projects for major international companies.
At Demaco, he brings attention to detail, a systematic approach to project management, and the ability to coordinate complex developments to meet the demands of modern industrial construction.

Pavel Urbánek
Project manager
Pavel Urbánek has been working at Demaco as a Project Manager since 2021 and is responsible for managing and delivering selected projects during both the preparation and construction phases. His focus is on ensuring projects run smoothly, meet the required quality standards, and stay within time and budget frameworks.
He has more than 15 years of experience in design, coordination, and management of construction projects. During his studies at Brno University of Technology, he was already independently designing buildings and later managing them through to delivery — from family houses to industrial buildings.
After completing his studies, he continued working in design and construction coordination across various segments. In 2017, he joined CTP, where he gradually advanced to the role of Design Manager and Chief Project Engineer for three regions of the Czech Republic. In this role, he managed projects from concept to delivery and also contributed to portfolio growth by identifying and evaluating new development locations. He has participated in projects for both international and local companies.
At Demaco, he brings a combination of project management and technical thinking, a strong focus on coordination across disciplines, and the ability to lead projects from design to successful completion.

Vít Novák
Project manager
Vít Novák works at Demaco as a Project manager and is responsible for managing and delivering selected projects during both the preparation and construction phases. He focuses on the smooth progress of construction, execution quality and meeting project deadlines and budget parameters.
He has more than 20 years of experience in construction, both in the Czech Republic and abroad. Throughout his career, he has participated in numerous major construction projects, primarily in the segment of industrial halls tailored to specific users, including projects with high demands on technology coordination and construction-phase changes.
He began his professional career at VCES and later at Skanska, where he worked on retail and logistics infrastructure projects. He further expanded his experience during a working stay in the United Kingdom and later through the delivery of manufacturing and commercial projects in the Czech Republic.
Between 2013 and 2018, he worked at CTP as a Project Manager and later as Regional Director for South Moravia. In this role, he was responsible for industrial construction projects and their coordination from design through final delivery.
At Demaco, he brings extensive experience in direct construction management, a practical approach to solving on-site challenges, and the ability to coordinate complex projects, including changes driven by clients’ technological requirements.

Milan Klimunda
Property manager
Milan Klimunda has been working at Demaco as a Property manager since 2024 and is also responsible for the operation of the DMC ValMez industrial park. At the same time, he oversees the management of the DMC Paskov site. He is responsible for the smooth and safe operation of both parks, operational coordination, and long-term tenant satisfaction.
He has more than 10 years of experience in asset management, investments and budgeting. In his role, he focuses on efficient operations management, cost control and communication with tenants and partners.
After graduating from VSB – Technical University of Ostrava, he began his professional career with the Police of the Czech Republic, where he focused on investigating serious criminal activity related to public procurement. He later served as Deputy Mayor of the town of Paskov, where he was responsible for investments, asset management, urban planning, security and budgeting.
At Demaco, he brings a combination of public sector experience and practical asset management expertise, which he applies to ensuring the stable operation and development of managed parks.

Jan Rafaj
Facility manager
Jan Rafaj has been working at Demaco as a Facility manager since 2023 and is responsible for the management and operation of the DMC ValMez industrial park, including building maintenance and ensuring the smooth operation of the entire site.
He has more than 15 years of experience in property management and client communication. In his role, he focuses on the day-to-day operation of the park, contractor coordination, resolving operational issues, and ensuring a high-quality environment for park users.
After graduating from the Faculty of Multimedia Communications in Zlín, he began his professional career through his own business activities. He later focused on managing family-owned properties and subsequently worked as Facility Manager for office spaces at Kiwi.com.
At Demaco, he brings a practical approach to property operations, strong communication with users, and the ability to resolve day-to-day operational needs quickly and efficiently.

Ivana Škodová
Business development & administration
Ivana Škodová has been working at Demaco since 2024 and is involved in business development, marketing, and the day-to-day operations of the company. She ensures internal communication and coordination across the team while supporting the company’s business activities.
She has more than 20 years of experience in administration, business operations, and accounting. In her role, she combines strong organisational skills with a deep understanding of development projects and the needs of individual teams.
After completing her studies, she worked in various administrative and business roles. Between 2008 and 2019, she worked as Executive Assistant at CTP, where she gained deep insight into the functioning of industrial development and its day-to-day operations.

Filip Slabotinský
Managing director, head of design & engineering
Filip Slabotinský is the Managing Director of DMC Design & Engineering and has led the design and engineering team of the Demaco Group since the company’s establishment in 2024. He is responsible for managing design and engineering activities across all projects, with a focus on quality, coordination, and readiness for subsequent construction delivery.
He has more than 15 years of experience in building design and engineering. After graduating from Brno University of Technology, he has been continuously involved in the design and permitting of both residential and industrial projects since 2015.
In 2016, he joined CTP, where he first worked as a designer and later as Design Team Manager. He led a team of 11 specialists and was responsible for managing design and permitting processes across the Czech Republic and other European countries.
Between 2019 and 2023, he worked as Design Manager for industrial and special projects at CPI Property Group, where he participated in the preparation and delivery of a number of significant projects.
At Demaco, he ensures that projects are prepared for delivery from the initial concept through to permitting without unnecessary risks, with clearly defined parameters, budget, and timeline.

Martin Tkadlec
Lead project engineer
Martin Tkadlec has been working at DMC Design & Engineering since 2024 as Lead project engineer and is responsible for technical coordination of projects during the preparation phase. In his role, he focuses on technical solutions, coordination of project documentation, and ensuring alignment between all disciplines with client and project requirements.
He has more than 10 years of experience in building design and construction delivery. After graduating from the Faculty of Civil Engineering at Brno University of Technology, where he earned his engineering degree in 2015, he began his professional career at BOOS plan as a designer.
Between 2016 and 2024, he worked at ALGECO, where he focused on modular building design and later led the technical department for the Czech Republic. During this time, he participated in the design, execution, and technical supervision of projects across Europe.
In 2024, he became a certified engineer for building construction.

Lukáš Ingr
Lead project engineer
Lukáš Ingr works at DMC Design & Engineering as Lead project engineer. He is responsible for the technical coordination of projects during both the design and preparation phases, with a focus on functionality, coordination between disciplines, and project readiness for execution.
He has more than 15 years of experience in industrial building design and the development of industrial zones. After graduating from the Faculty of Civil Engineering at CTU in Prague, he began his professional career at CTP in 2008, where he gradually advanced to the position of Head of the Design Team.
He has been involved in the design and preparation of numerous industrial projects, from standard industrial halls to more technically demanding solutions within large-scale industrial parks.
At Demaco, he ensures that industrial building designs are technically sound, well coordinated across all disciplines, and fully prepared for efficient and smooth project delivery.

Štěpán Rebenda
Designer
Štěpán Rebenda joined the DMC Design & Engineering team in 2024 as a Designer. He is involved in the preparation of project documentation and commercial layout plans used as supporting materials for discussions with clients and partners.
He graduated in 2023 from the Secondary School of Industry and Arts in Hodonín. During his studies, he focused on visualisation tools, especially Lumion software, which he now uses in the preparation of project documentation. His school projects were repeatedly presented as inspiration for other students.
He gained practical experience during his studies through cooperation with a company specialising in the construction of wine cellar vaults, where he participated in both design and implementation of construction solutions.
At Demaco, he focuses on the precise preparation of project materials and continues to develop his skills in design and technical coordination.

Nikola Poslušná
Permitting manager
Nikola Poslušná has been working at DMC Design & Engineering since 2025 as Permitting Manager. She is responsible for coordinating permitting processes across projects, including communication with authorities and other participants in the process, ensuring that all steps follow smoothly and without unnecessary delays.
After graduating from the Faculty of Civil Engineering at Brno University of Technology, she expanded her education with an engineering degree in Real Estate Valuation at the Institute of Forensic Engineering. She applies this knowledge in navigating both the technical and administrative aspects of projects.
At Demaco, she ensures that permitting processes are managed systematically, with clear procedures and control over each step, allowing projects to move smoothly from preparation to delivery.
