Demaco is building a new facility in Kolín for Yusen Logistics (Czech) — efficiently, sustainably, and under full operation

Kolín, November 11, 2025 – Demaco, a boutique developer and general contractor of premium industrial facilities, has commenced construction of a new hall for Yusen Logistics (Czech) in the Kolín–Ovčáry industrial zone. The ceremonial erection of the first pillar in early November symbolically marked the next phase in the development of one of the most important industrial and logistics hubs in the Central Bohemian Region. The project is being carried out under full operation of the existing site, with a strong focus on environmental responsibility and sustainability—utilizing recycled construction materials and modern technologies to reduce noise and dust.

The new hall, with a total area exceeding 22,000 m², will be built in close proximity to Yusen Logistics’ existing operations. The double-headed, cross-dock facility is designed with 27 hydraulic loading docks, 9 drive-in entrances, and a clear storage height of 12 meters. Sustainability is a key element of the design, including 766 photovoltaic panels supplying both buildings, a water retention system, energy-efficient LED lighting, roof skylights, and electric vehicle charging infrastructure. The building will achieve the highest energy performance rating, PENB Class A, with completion scheduled for Q4 2026.

“We are building on an existing paved area, which—while Yusen Logistics continues full operation in the adjacent hall—we are carefully demolishing, recycling, and then reusing as foundation material for the new building. This minimizes environmental impact and reduces the need for new materials,” said Tomáš Budař, Managing Director of Demaco Construction, the general contractor. “Both buildings will also be technologically interconnected, enabling efficient operation through a unified building management and control system (BMS/MaR) once construction is complete,” he added.

Construction will take place while the current hall remains fully operational, requiring a high level of coordination. “This is a demanding project from both a logistics and technical standpoint. Our strength lies in flexibility and the ability to respond quickly to client requirements in real time,” Budař noted.

The new facility will expand Yusen Logistics’ capacity in the Central Bohemian region and strengthen its position in contract logistics and value-added services, including customs, tax, and specialized warehousing regimes. “The investment in a new facility aligns with our long-term growth strategy and commitment to sustainable logistics. Owning the building gives us greater flexibility for our customers in terms of lease duration and tailored space modifications. The ceremonial erection of the first pillar symbolically marks the next stage of Yusen Logistics’ development in the Czech Republic,” said Hynek Staněk, Managing Director of Yusen Logistics (Czech).

Demaco is delivering the project in a region where it has long been active and where it is also developing the DMC Kolín industrial park. This project further confirms the company’s strategy of combining the roles of developer and general contractor into a single integrated offering—providing clients with tailor-made, plug & play solutions. It builds on Demaco’s other current projects, including the high-tech R&D center for Thermo Fisher Scientific in Brno and the DMC Paskov logistics park near Ostrava.
