Demaco starts construction of a unique hall DMC2 in Paskov. Key tenant will be Lenzing Biocel Paskov
Demaco has started construction of a new industrial hall DMC2 as part of the further development of the DMC Paskov industrial park. It is located on the territory of the former Paskov Mine, in a region with developed industry, available labor and high-quality facilities for logistics companies. The project, which recently received a right-of-way building permit, will bring to the market more than 19,000 m² of modern industrial and office space right at exit 43 of the D56 motorway, with exceptional connections to the PKP Cargo International rail container freight yard.
New logistics hub for Lenzing Biocel Paskov occupies 70% of the area
The company will become the main tenant of the new hall Lenzing Biocel Paskov, a manufacturer of viscose pulp with an important position in Czech and European industry. The company will use approximately 70% of the total area of the hall per new logistics centerwhich will be directly connected to a railway siding, linking the site to the company's freight yard and existing plant. “This is an extraordinary project. In the Czech Republic, there is no other such modern industrial hall available for rent, which is directly connected to the container freight yard through its own siding. This combination with its location on the highway and in a region with available manpower makes it a unique location for the efficient logistics of the future.” says Jaroslav Kaizr, partner of Demaco.
Lenzing: more efficient logistics, less emissions, more respect for the environment
Lenzing plans to operate in Hall DMC2 central warehouse of the final productwhich will then be distributed to customers around the world. Thanks to the direct rail connection, it will be possible significantly reduce truck traffic in the region and streamline the movement of goods between production and distribution.
“The decision to move the bulk of our finished product logistics to the DMC2 hall is the result of long-term strategic planning. Over the past few years, we have overgrown our existing warehouse space in capacity and have been forced to use more smaller storage sites nearby, resulting in increased truck traffic. The move to DMC2 will allow us to centralize logistics operations in one place and, thanks to the presence of a railway siding, significantly reduce road freight traffic in the future,” explains Kateřina Kupková, CEO Lenzing Biocel Paskov.
6,000 m² remain available — flexible units from 1,000 m²
Of the total area remains available unit with an area of approximately 6,000 m²which can be further divide from 1,000 m² and fully adapt to the needs of tenants. Fast construction schedule and site with traffic services
The construction of the hall began in full swing after obtaining a building permit in early June 2025. The unit for Lenzing Biocel Paskov will be handed over for operation in November 2025. The remaining approximately 6,000 m² will be available for occupancy as early as the 1st quarter of 2026.
The industrial park DMC Paskov is located:
- right at exit 43 of the D56 motorway, connecting D1 in Ostrava and D48 in Frýdek-Místek,
- in the immediate vicinity of the PKP Cargo International rail freight depot,
- in an economically active region with an available workforce.
