DMC Brno Královopolská
The DMC Brno Královopolská project is being delivered by Demaco as developer, general designer, and general contractor in cooperation with Královopolská Estate, s.r.o., a sister company of KRÁLOVOPOLSKÁ, a.s. The project represents a flagship Demaco reference in the Design & Build model, with the goal of creating a modern high-tech campus for Thermo Fisher Scientific, a global leader in the development and production of electron microscopes and spectrometers.
Technological excellence
The new campus, covering nearly 60,000 m², ranks among the most technologically demanding projects of its kind in the Czech Republic. It serves as a centre for the development and production of strategically important technologies, primarily used in the pharmaceutical and electronics industries.
The project includes highly specialised spaces with strict environmental requirements, including cleanrooms, precise temperature and humidity control, and the elimination of vibrations and electromagnetic interference. An integral part of the solution is a photovoltaic power plant with battery storage and sustainable rainwater management. Strong emphasis has also been placed on leisure and wellbeing facilities for future campus users and employees. The building will meet the highest energy efficiency class – EPC A.
Tailored solutions according to the highest standards
The project is delivered according to the dmc construct 4.2 technical standard, with strong emphasis on individual customisation. Both the internal layout and technical solutions of the building have been designed specifically for the needs of Thermo Fisher Scientific, in close coordination with its technology teams.
Thanks to the integrated Design & Build approach, it is possible to manage both design and execution efficiently, optimise costs, and respond flexibly to the project’s high technical complexity.
Sustainable development and urban landscape revitalization
The development is being built on a brownfield site in the Brno–Královo Pole district, significantly contributing to land revitalisation and minimising the project’s environmental footprint. The solution includes a strong focus on energy efficiency, modern technical systems, and the overall long-term sustainability of operations.
At the same time, the project strengthens Brno’s position as a major centre of innovation, research, and high-tech industry in Central Europe.

The new campus connects scientific research with direct industrial application and represents one of Demaco’s key references in the field of complex Design & Build projects.
