DMC Kvasiny is a prepared development project located in one of the most important automotive regions in the Czech Republic. Demaco Group owns a site with a valid building permit for the construction of a modern industrial hall of approximately 18,000 m², enabling fast project delivery according to the requirements of a specific user.

The project is designed as a flexible solution for manufacturing and logistics operations connected not only to the automotive sector and its supply chain, but also to industries such as food production and electrical engineering.

Location and accessibility

DMC Kvasiny is located just 1.3 km from the freight gate of the Škoda Auto production plant, ensuring exceptional logistical accessibility for suppliers and related operations.

The location lies at the heart of the automotive industry, directly connected to the production of Škoda Superb, Kodiaq, and Karoq models. A significant advantage is also the availability of workforce in the region and strong connection to the road infrastructure.

The site is fully serviced and ready for immediate development – all utility networks are available with sufficient capacity even for technologically demanding operations.

Users and possible uses

The project is primarily intended for companies connected to the automotive industry that want to benefit from the immediate proximity of the Škoda Auto manufacturing plant.

Both the hall layout and technical solutions can be customised for manufacturing as well as logistics operations.

Technical solution

The planned building will be delivered according to the dmc construct 4.2 technical standard, with a strong focus on operational efficiency, energy savings, and long-term sustainability.

Both the internal layout and technical solutions will be tailored to the specific user, including adaptation to manufacturing technologies and logistics processes. The building will meet the highest energy efficiency class – EPC A.

Further development

The project holds a valid building permit for the construction of an approximately 18,000 m² hall, allowing immediate commencement of development. The site, covering more than 5 hectares, offers sufficient space for paved areas, parking for passenger and freight vehicles (PKW/LKW), as well as cross-dock layouts.

The project also allows flexible division of units, with the minimum standalone unit size being approximately 5,000 m².

Thanks to the prepared infrastructure and valid permit, the project can be delivered within a short time from contract signing.
