DMC ValMez
Modern industrial park focused on energy infrastructure and operational efficiency
DMC ValMez is a strategic industrial park covering approximately 13 hectares, acquired by the Demaco Group in 2022. The project represents the transformation of an existing manufacturing site into a modern industrial hub with a strong focus on efficient use of existing infrastructure, energy capacity, and long-term sustainability.

Part of the development included the construction of the new DMC 1 building with an area of approximately 11,000 m², which was put into operation in 2024. This building enabled SCHOTT to consolidate its activities into one modern space, reduce operating costs, and optimise both manufacturing and logistics processes.
Location and accessibility
DMC ValMez is located in close proximity to the centre of Valašské Meziříčí, offering excellent accessibility for both employees and logistics operations. Public transport stops for both city transport and rail services are located nearby, while the park is also easily accessible for individual transport, cyclists, and pedestrians.
Connection to the main road route towards Rožnov pod Radhoštěm and the wider regional transport network ensures efficient logistics operations as well as smooth day-to-day site operation.
Users and possible uses
The park is primarily used by technologically demanding manufacturing companies. The key occupier is SCHOTT, which continues to expand its operations here and uses modern facilities specifically tailored to its operational requirements.
Additional planned buildings will offer flexible solutions for both manufacturing and logistics, with the possibility to customise layouts, technologies, and technical standards according to the specific user.
Technical solution and energy infrastructure
DMC ValMez stands out for its above-standard energy and technical infrastructure, enabling operations for energy-intensive manufacturing and further development in the energy sector.
The site includes:
- connection to extra high voltage (110 kV) and its own local distribution system (LDS)
- reserved power input of 11 MW and reserved output capacity of 17 MW
- planned battery storage with a capacity of 13 MW
- its own high-pressure and medium-pressure gas station
- its own water source and a high-capacity rainwater and wastewater management system
The site also includes fully equipped employee facilities, including a canteen, fitness centre, and training/conference centre with a capacity of up to 150 people.
The entire park is being developed with a strong focus on efficient energy use and the further development of energy solutions that meet both current and future industrial user requirements.
Further development
At DMC ValMez, we are planning the construction of up to four new buildings with a total area of approximately 30,000 m². These will be delivered according to the dmc construct 4.2 technical standard and tailored to the specific needs of future users.
Project financing
The project is financed by Česká spořitelna, a.s. (Erste Group).
