A flagship Design & Build project for modern logistics

In the Kolín – Ovčáry industrial zone, we are delivering a new warehouse hall for Yusen Logistics (Czech) in the Design & Build model. The project builds on our team’s long-term activity in this location and confirms Demaco’s ability to deliver technically demanding projects even during the full operation of existing industrial sites.

Efficient logistics solution

The new cross-dock hall with an area of more than 22,000 m² is designed for highly efficient logistics operations. The building will offer 27 hydraulic loading docks, 9 direct drive-in entrances, and a clear height of 12 metres, enabling optimised goods flow and maximum use of space.

The project also places strong emphasis on sustainability and energy efficiency. The solution includes the installation of 766 photovoltaic panels, a rainwater management system, energy-saving LED lighting, roof skylights, and infrastructure for electromobility. The building will meet the highest energy efficiency class – EPC A.

Sustainability and efficient use of resources

A specific feature of the project is the maximum reuse of existing materials. Demolished paved surfaces are recycled and reused in the foundation works of the new hall, significantly reducing the environmental footprint of the construction.

The new building will also be technologically connected to existing operations and will enable centralised management through a BMS system, increasing the efficiency of the entire logistics site.

Delivery

The project is being delivered in the Design & Build model, with a strong focus on coordinating both design and construction and the ability to respond to the client’s operational and technological requirements throughout the delivery process.

Completion of construction is planned for the end of 2026.
