A reference construction management project for an industrial hall

In 2022, we delivered the Gama manufacturing hall as construction manager for the investment group Urbanity and tenant Eurostyle Systems (GMD Group). The project confirms Demaco’s ability to manage complex industrial construction projects with a strong focus on coordination, cost control, and quality of execution.

Modern and flexible space

The hall offers approximately 13,500 m² of leasable space, with the possibility of expansion by an additional approximately 2,000 m². The building was delivered according to the dmc construct 4.0 standard and includes specific technical solutions tailored to the tenant’s manufacturing technology, including cranes, reinforced foundations, and technological utility systems.

An architectural highlight of the project is the distinctive façade design, which sets the building apart within the site.

Efficient project management

The project was completed within the required timeframe and with cost savings compared to the original budget. A key factor was the transparent construction management approach based on the open-book principle, which enabled continuous cost control and optimisation.

Infrastructure reconstruction

The project also included extensive modernisation of the site infrastructure, including the complete reconstruction of utility networks. This covered the renewal of stormwater and wastewater drainage systems, the construction of a retention tank, and the replacement of both fire protection and potable water pipelines.

At the same time, the internal road network of the site was modernised, significantly improving transport accessibility throughout the area.

All works were carried out during the full operation of the site without restricting existing tenants.
